The City of Phoenix offers many services that are useful and necessary for its growth and its stability. Recently, Phoenix announced that it is
implementing the Neighborhood Stabilization Program (NSP) which addresses abandoned and foreclosed houses within the areas of greatest need.
Expected to become available from the U.S. Department of Housing and Urban Development in Spring, 2009, NSP funds will be used in a variety of way
s, including down payment or closing cost assistance for homebuyers to purchase foreclosed houses for use as their own residence.
Homeownership presents new challenges and new opportunities in this economic climate, but many families have positioned themselves to be successful in this environment.
These homeowners have been careful with their credit, have stable work, they have savings accounts, and they view homeownership as a long-term wealth-building strategy for their family. These potential homebuyers are well positioned to take advantage of the numerous housing choices currently available, and NSP funds may be able to assist.
Neighborhood partners you … or someone you know… may qua
lify for $15,000 in down payment and closing cost assistance to help buy an affordable foreclosed home anywhere in the City of Phoenix through the City’s Neighborhood Stabilization program (NSP) Home Buyer Assistance Program.

Hi Teri! Now THAT is a great community stimulus package! What a wonderful deal for homebuyers in your area. Hope this opens some eyes of buyers sitting on the proverbial fence!
Hi Debe, thanks...I hope buyers get off the fence as well. Great program. ;-)
Teri, Miami has this now also (in fact Miami-Dade was the largest recipient of federal funds! oops I guess we REALLY need the help!) Customers in Mesa, AZ are really lucky to have an agent like yourself be so informed on what is out there to help them with their real estate needs! Keep up the great work.
Hey Teri, I wish we had something as wonderful as that for some of the blighted areas of miami or charlotte areas. I have lived in both of those places and it would be nice to see that offered in other areas too! I hope it is a success for your area!
Sounds like a great program Teri. It is fantastic that you are making everyone in your area aware of it.
Can they use it with the first time home buyers program and add an additional $8,000 to it?
I wish we had more of these types of programs in Sacramento. But often the areas where Sacramento city or county programs give incentives are those where nobody wants to live.
Teri, This is happening all over. And as I see in the news Phoenix really needs it. Phoenix may be getting the tax incentive when purchasing a new home like we have here in California. I hear Nevada builders are trying to get it also!
Teri, I certainly wish we had a similar program available now - we are among the national foreclosure leaders Karen
We are still waiting for our County to finalize their plans... Looks like your area is ahead of the crowd!
Janie, so THAT's where all of the money went? To Florida! ;-) I'm sure you did need it. Thank you Janie, nice to hear from you. ;-)
Sandy, the down town areas of Phoenix are older and need some help, BUT it has become a place that many like to live - where the action is. ;-)
Bill, thanks....as soon as I learn about something useful, I share, share, share. ;-)
Terry, I do believe it is a separate program.; -)
Ellizabeth, well downtown was that way at one time, but with the light rail, and lots of games, etc., more people are wanting to live in the downtown areas. ;-) It's all about "urban."
Jane, cute hat. ;-) Everything helps...;-)
Karen, I don't think any of us escaped the foreclosure fiascos....unfortunately. ;-)
Debbie, Arizona is pretty quick on new programs.....;-)
Teri - What a great program, that is how the recovery can happen community by community. You are doing a public service by spreading the word.
