Status of Inventory in Phoenix, Arizona MLS and Separate Stats for East Valley, Including Mesa, Arizona!

Things are definitely looking up for our market. Keeping in mind that 6 months is considered a healthy market, I am enclosing a graph of Inventory and Solds in our entire MLS as well as a graph depicting our inventory and solds as of September 30, 2008:

MLS Inventory through September 30, 2008

Phoenix MLS

I love this stuff 'cause it helps me get a feel of what is really going on. Yes, we still have REO's and Short Sales, but things WILL improve, and in, fact, by the looks of these numbers, IS. ;-)

Hi Teri,

Glad to hear you're seeing some signs of improvement in your market. Like you, doing my market report really keeps me up with what's going on in my neck-of-the-woods. It's a continual reality check based on results, not just opinions.

Lynda, it does help me stay focused, that's for sure. ;-)

Bill, so do I! Visual is such a good way to "show" what's going on. ;-)

Jennifer, thanks.....and I hope it continues as well. ;-)

I've been spending a lot more time in the short sale/foreclosure arena. The sooner we can move the low-end, the sooner we'll see some growth in home prices. I'm glad to see that the banks and loss mitigation specialists seem to be more able to move the inventory. There are so many bargains out there.

Hi Teri,
Wow, your graphs look good and the data is improving too.  I think we've all learned to appreciate the small gains.  Keep the faith and smile, smile, smile.

Teri--These colorful graphs are so easy for people to interpret. I love them! Great job and isn't it interesting that you have to explain that 6 months is a normal inventory level? People forget that homes didn't sell in days a decade ago.

Teri: I am so impressed by your chart!!!  It makes reading the figures and stats so much easier!  Great job.

Teri I love your positive attitude and wish more would jump on board! Houses ARE moving - I am so glad you broke the chart out for the east valley, I love being associated with YOU. Keep up the great work.

Teri your positive outlook is inspiring, please keep it coming! Thank you so much for posting these graphs too. They help all of us gauge the situation a little better. Thanks so much

Wow, that's a lot of inventory, Teri. Why don't some of these sellers take their homes off the market? And what happened to your red background???

Chuck, that is definitely very time consuming. I've tried to avoid that arena! I am glad though, that our homes are on the market less time for whatever reason. ;-)

Cynthia, thank you....yes, smiling is a great way to project a positive attitude. ;-)

Teri, yes, I love the graphs. I know, huh? six months is a "good" thing! No longer are we selling in minutes. ;-)

Kat, thank you....it is easier to see what's happening on a graph! ;-)

Shelli, hi there girl! yep, they are selling....I have a double closing today. ;-) I like the east valley comps.. gettig much better. ;-)

Dione, I'm always very positive - especially about our housing market. It always comes back....;-)

Elizabeth, isn't that amazing? Many do take their homes off if they are priced too high and figure that out after six months....;-)  The red? I took that down a couple of months ago. ;-)

I like your post and do encourage people to get off the couch and start buying real estate.  I do almost all my business with investors and banks on REO properties.  Today is the time to buy and now is the time to act.  My company is one of the most respected appraisal companies in Arizona and we specialize in investments and Bank owned properties.  If there is anything you may need in the way of appraisal or just some advise on a property please feel free to ask,   also we offer a great discount for investors to get a "spot" appraisal to see what the property will appraise for before purchase.  All of our appraisers are trained in underwriter guidelines to make sure your appraisal is the best possible.   Hope everyone buys lots of property,  this is how we will get out of this mess and some people will make a lot of money doing it!!!

Hi Teri -- Things are starting to look up all over!  The recent NAR report showed sales have increased in some areas.  With winter not far away, I am tempted to move to Arizona.  I loved it when I attended the U of A and I miss those mild winters!

Hi Teri - yes we need to keep spreading the numbers news because they do show positive trends.  People are surprised when we tell them over 6,000 homes sold last month.  When doing market studies recently, we've seen several areas where the inventory is at or even below six months!  Keep sharing this good news, we need it.

Posted by Stephanie Pitel (Smart Referral Network, LLC) about 9 years ago

Jim, good point. Best time to buy is when everyone else is afraid to go for it. ;-)

Joan, I agree....great news! It was in the mid-70's today...;-)

Sandy, I just use the snipping tool on Vista to copy and paste after they have been finished. ;-)

Stephanie, the news will get better...we just need to be positive. ;-)
