Tips for Selling Your Home Faster - Without Reducing Your Price!

Sellers, listen up: There are myriad ways for you to sell your home without reducing, reducing, reducing your price.

1. Price it right!!! Yes, as your Realtor, I will do a comparative market analysis for you, meet with you, and make a suggestion as to a price "range."

2. Neutralize your home! Get rid of the wild colors, and generate more attention from buyers. If you have a "gold" wall, and a potential buyer doesn't like "gold," you will more than likely lose that buyer. Believe it or not, many people don't want to have to repaint the home to suit them - and, in our market, they don't have to. There are many, many choices out there!

3. Clear out the clutter! Yup, get rid of that unnecessary "stuff" on the counters in the kitchen and in your bathrooms and on furniture. Have a friend, or a stager, stop by and give you an objective opinion.cleaning windows and your home

4. Make sure your home is clean!!! It should smell clean, it should "feel" clean, and "be" clean. Get a housekeeper, get a carpet cleaner, and prepare your home to sell.

5. Hire a gardener - unless of course, you maintain your yard in pristeen condition! Plant flowers, prune, and get rid of those pesky weeds we have during the spring. Check out your front door, your door mat, and assess with an open mind what buyers see!

6. One last - important - tip!!! Instead of reducing the price on your home, offer some incentives! The builders do! Why not you? How about a 3-2-1 buy down? or $$$$ to buy down rate, or $$$ towards closing costs and prepaids? If you are a vet, and purchased your home VA, did you know? Your loan is more than likely assumable? AND if you purchased within the last two or three years, it could be well within the reach of a potential buyer?

There's more, but suffice it to say. If you do plan to sell your home, there are many ways to market!! This is just six good steps to a good start!!!

Ptrtty blog. I am seeing more and more fancy colors on the blogs.  Guess it will have to be another learning experience for me and many others.  And I do agree with you on all these things that need to be done.

Teri these are all great ways to help get a home sold quicker. Presentation is critical when there is lots of inventory. Incentives work well too :)

Teri, your blog looks so good, I know I told you that before but just so you know. Agreed price it right from the beginning and you're not chasing the market down. I'm getting tired of losing listings to people telling them they can get more, when they absolutely can't. I watch them come down, down, down to below the price I initially gave them months/years before.

Bill, I think 1-5 is an absolute must, but the edge is to plan on the incentive from the beginning!!! ;-)

Missy, thank you....however, I've just begun! Watch for more tweaking!

Discussing pricing as well as incentives will be done in my first conversation. More buyers would be able to qualify for the home if the seller offers to pay for a discounted rate up front. BUT, they must be willing to price it right in order for it to appraise!

Teri, I am working on a "declutter" and "cleaning" listing right now.  The problem is what I think is clean and decluttered for the market, is different than what they think.  It can be tough sometimes!!

Hi Teri,

Great tips for home owners! I also love what you have done with your blog. I played with it yesterday but I keep deleting and starting over. LOL! :)

Audrey, It can be tough, but why list a home unless it's ready to sell? ;-)

Hi Suzanne, I changed it umpteen times. Doubt if I will leave it this way for long! ;-) Fun playing with it though. ;-) It's really fun to see what others have done....

great tips for a lot of sellers out there - with stiff competition it is not always about price - sometimes you can make the deal with other incentives

Thesa, incentives are working for the builders - why not us?

Julie, thank you. Incentives are an important tool that perhaps we don't think about!

Lindsay, thank you so much, I hope they are helpful. I like my signature too, and you can have one as well at http://www.livesignature.com/, I believe, or double click on my signature, and voila, you can build your own. ;-)

George, haven't talked to you in awhile. Thanks my friend! ;-)

Jeff, ahhhhhh, no flowers. They're the wild flowers on Superstition Mountain, but I do understand. Perhaps some rocks? or cactus? ;-) Thank you so much Jeff!
