Arizona! Phoenix Valley! Home Buyers and Sellers! Be Warned That There ARE Fissures Throughout Valley! Be Informed!

I posted a blog a year ago about fissures "appearing in and around Maricopa and Pinal County and surrounding areas, including Queen Creek, Arizona!!!  It appears as though problems are still occurring, so buyers and sellers - please be aware.

As a Realtor, IF we are aware of fissures in locations throughout the valley, we have a DUTY to inform our potential buyers. ABOVE ALL, BE SURE to provide a Buyer Advisory to each buyer that you represent. That document provides necessary information - including information about fissures in our state.

As a direct result of my blog of last August on Active Rain, I received a call yesterday from a woman living in Queen Creek in the community of Pecan Creek - North. She thought maybe I could “direct” her to a place she could lodge a concern or complaint about the “sink holes” appearing in her yard and that of her neighbors’ homes.

The builder, Fulton, had not remedied her problem, and customer service seemed unwilling to work with her. (FYI, fissures can just suddenly "appear," without warning!)  She told me that there were now issues with her water pipe. Her neighbor was experiencing similar problems and, in fact, cracks seemed to be causing stress on her patio.

My immediate thought was: “I was showing homes in that neighborhood last Saturday!!!”  These are definitely warnings that need to be out there for potential home buyers/sellers!

My suggestions included: writing to Builder, reviewing the information HERE!!!! - and checking out the Arizona Department of Real Estate  website as well as sharing information on Twitter and Facebook to get the word out. I also told her I would post it on my blogs so people could be on the lookout. Hopefully those Active Rainers in the Phoenix Valley will be vigilant in looking out for their buyers!

Queen Creek, Arizona - 19120 East Canary Way - Awesome Home Now on the Market!

Now that the interest rates are as low as they are, it's an especially great time to purchase a home! I've prepared a Real Estate Show presentation, but I also want to share some photos that are on the MLS and cannot be seen there. My Localism Posts in Active Rain - Three Listings!

I just wanted to stop and share a quick note. A post I wrote some months back about Queen Creek was found by a Washington Realtor! He referred me a listing which I just took tonight and will be sharing here.

Another localism post written by me about Mesa was found by someone who wants to list her home after the first of the year.

Queen Creek, Arizona proposed freeway

More than 60,000 residents now live in the community of Queen Creek, Arizona in Pinal county. The actual City of Queen Creek is bordered on the west by Power Road and is located in Maricopa County, and the community of Queen Creek, or County area, continues east to Florence - or thereabouts. Several options have been discussed as to where the freeway would be routed. Two out of the three would have gone over existing homes and created complete disharmony among the homeowners. Today's East Valley Tribune posted a detailed article, and I've included the link and a map below.

The freeway will be in close proximity to the Phoenix-Mesa Gateway Airport and connect to the 202 in Queen Creek, and the 60 at Florence.

Queen Creek is an area that will continue to grow with new homes. Many new home builders are still going strong, and the Merrill Ranch of Anthem, just west of the town of Florence is slated for growth like that in northern Maricopa County. A 55+ community along with a family community as well as golf courses, swimming pools, and more are either in the process of being included or are already completed.

Queen Creek is also a community with acreage, horse properties, and beautiful open country.

A Tour of Queen Creek, Arizona in Pinal County! Lots to Do: Golf and Motocross Racing!

BouginveliaI am the mother of a son and a daughter who loved offroad sports! As they were growing up, we would load up our bikes (yes, it's true), and off we would go to the desert to ride our offroad toys. We had bikes, ATC's, go-cart type toys, and tents. My children would have so much fun even if it was just the family. Other times we would take off with a group of other families and stay in motorhomes, etc. for three or four days and just ride, ride, ride.

As I drive to Queen Creek along Ironwood, I remember those days when we pass the Motopark just about five miles south of Baseline on the west side. There are always groups of motorhomes, young kids jumping their bikes over the myriad whoops the faster the better.

As we continue further down Ironwood into Queen Creek, we pass two golf courses. One is a little nine-holePalm Trees course - Apache Sun - which looks interesting. I haven't played there yet, but shall give it a try very soon. The other one is The Links which is one of my husband's favorite. He plays on a league each Friday morning.

Queen Creek is a growing area with many families, new schools, new stores, Wallmart, shopping, markets coming in almost daily. As Ironwood continues to completion (it has been widened substantially and the bridge is half finished), the commute to and fro will ease substantially.

One of the communities that I particularly like is Circle Cross. Just south of the railroad and just north four miles from Johnson Ranch, this community is delightful. A brand new K-8 school located within Circle Cross makes it much more convenient for those living there. Several builders are still building in that community at GREAT prices and huge incentives. Very affordable housing is still available.

I had someone ask me today. What part of our country have you enjoyed the most! I told them - here! In our area! We live in a beautiful area.
