    Housing Market in Phoenix and Mesa, Arizona As of March 8, 2012!

    It’s amazing when I look back at the numbers in blog posts such as this one where we had almost 50,000 active listings, and as low as 7,000 active listings in January 2005! I enjoy checking the numbers to see what the housing market is doing. Folks, we ARE DOWN!!! We are now at a time where finding that perfect home, and FOR SALEnegotiating, is SLOWING way down. For Sellers, if you price your home right, now is a good time to list your home for sale! 


    Following are the numbers!  As of March 8, 2012, overall, the total (including apartment homes, mobile homes, condos, and single family dwelling) now is 15,665.


    The lowest price, interestingly is $2,750, a beginning low bid at auction. The key number to watch is the overall $15,665 even though that is everything on the market as of this minute! I’ll break down a few of the areas on the east side including Phoenix, Mesa, Chandler, Gilbert and Gold Canyon. Inventory is declining FAST!


    The available ACTIVE properties in Phoenix – 2,557, PENDING – 3,210

    The available ACTIVE properties in Mesa – 1,168, PENDING - 1,113!SOLD

    The available ACTIVE properties in Gilbert – 439, PENDING – 661!

    The available ACTIVE properties in Chandler – 520, PENDING – 661!

    The available ACTIVE properties in Gold Canyon – 224, PENDING – 50!

    Remember, these numbers include: short sales, auctions, foreclosures AND a normal seller sale.

    Update on Phoenix, and Mesa Arizona Real Estate Inventory as of October 15, 2011!

    From time to time, I like to provide the actual numbers for my readers. Buyers and Sellers alike Numbers1“should” keep abreast of the real estate market. I’m always amazed at some of the dire numbers and doom and gloom coming from the media. I personally track – almost every day, the numbers of active listings, pending and sold within the past month or few months. Remember, in January of 2005, we had “less” than 7,000 active listings – and the demand became absolutely frenzied.

    That isn’t very many listings since our listings include properties from all over Arizona. Typically, someone wanting to sell their lot or their home or mobile home, wherever they are in Arizona, know that the majority of home buyers are looking from the Phoenix metropolitan area, thus they list them in this MLS.

    In our entire multiple listing area:  as of October 15, there were 19,783 active listings.

    In Phoenix: there were 3,883 ACTIVE listings, and 3,082 PENDING, and 5,252 have CLOSED since July 30, 2011.

    In Mesa: there were 1,642 ACTIVE listings, 1,018 PENDING, and 1,848 CLOSED since July 30, 2011.

    Greer, Arizona - Lodge Before It Was Burned Down!

    Yesterday morning, May 10, 2011, a landmark located in northern Arizona, burned down. Fortunately, I’ve been one of the many who had the opportunity to visit this pristine area.  I’ve taken Greer, Arizonaseveral photos of the Lodge and the area, and share a photograph of the Lodge as well as the meadow directly behind the Lodge. 

    Located about three hours north and east of Mesa, Arizona, this mountain community is particularly special. Scattered around the “former” Lodge are cabins, catch and release fishing, green, green meadows and lakes, streams and trees and mountains.

     

    Truly this amazing Greer, ArizonaLodge will be missed sitting as a reminder that a community such as this one is alive and well. I’ve heard the owner will rebuild, and I, of course, will continue to visit Greer and enjoy the beauty of northern Arizona. 

    If you're thinking of moving to Arizona, there are, indeed, many beautiful places. Arizona has the desert communities, the mountain communities, and the lake communities, and when you purchase your home, chances are, you will meet someone close by from your area.  You see, we do have hot summers, but the mountains and the lakes and rivers are close by, and the likelihood of a hurricane, tornado, or earthquake - nil.

    Have You Updated Your Credit Report Recently?

    I suspect most of us have heard about the opportunity to obtain a “free”  credit report  from the three major reporting agencies every year allowing each of us to challenge any negative reporting, and then access our report for seven days after. You will be given a special report number – be sure and write it down – and you will need that in order to access any updates. I had one item on mine that was clearly bogus, and I challenged it as being untrue. I received an updated report that indicated it was removed. Credit Score Factors

    In addition to checking your payment records, etc., it allows you to check the spelling of your name, any addresses that belong to you, and to correct any incorrect information! I cleaned mine up.

     

    I recommend that anyone thinking of purchasing a home take advantage of this annual opportunity. NO ONE wants to be turned down for any kind of loan. This is just one way to be prepared.

    In Mesa, Arizona, especially East Mesa as well as Apache Junction and Gold Canyon there are a plethora of retirement communities. Many of our winter visitors come here for a visit and then end up purchasing their winter home returning year after year to enjoy our wonderful Arizona weather.

    The retirement community of Sunland Springs Village is located on the far eastern edge of Sunland Springs EntranceMesa, just south of Baseline and east of Signal Butte, and is very popular with our winter visitors.  Sunland Springs is complete with a club house, swimming pool, tennis courts and three beautiful golf courses. My favorite golf course in this community is Four Peaks, probably named after the mountain range Four Peaks directly to the north. There are always lots of fun things to do at the club house, or if you choose to just sit and watch, that's fun too.

    Any time of the day you will see joggers, fast walkers, strollers, and lots of friendly people enjoying the warmth and the sun. Since I am from Arizona, during the winter I don't wear shorts, but on the putting green or the driving range and on the golf courses themselves, lots of our winter visitors are wearing shorts. I'm bundled up unless it gets into the high 60's.

    Mountain ranges are evident all around; however, the mountain that I particularly love to see is Superstition MountainSuperstition Mountain just nine miles east of Sunland Springs Village. To the north are the Goldfield Mountains, and to the south the San Tan Mountains.

    There are still new homes being built as well as resale houses available. If you're in the market for a second home, or are thinking of retiring, I am available to show you these beautiful homes in a wonderful and peaceful area.

    Located near hospitals, shopping at Superstition Gateway East and Superstition Gateway West, theaters including an IMax theater, Coldstone Creamery, Super Wal-mart, Kohl's, Staples and lots of places to eat, this might just be a great place to settle in.

    First Time Home Buyer's Tax Credit! Is it $7,500 or is it $8,000???

    I think we’ve all heard about two different numbers when it comes to housing tax confusedcredits. Many home buyers  are confused as to how this works.

    The condensed version? The first housing credit is $7,500, and it has to be repaid; the second one is $8,000 and doesn’t have to be repaid.

    BIG SAVpiggybankINGS OPPORTUNITY FOR HOME BUYERS! 

    In order to clear up this confusion, I logged on to the website for the IRS at IRS.gov. Here’s the story, in very simple terms:

    Both tax credits are for first time home buyers and only for primary residences:

    If you purchased a home after April 8, 2008, you may be entitled to a credit worth up to $7,500 which must be repaid over a periomoneyd of 15 years.

     

    According to the IRS website, the second, and newer plan is for those first-time home buyers who purchase a home during the first eleven months of 2009. These buyers will be entitled to a maximum credit of $8,000 which can be claimed on a buyer’s 2008 federal tax return.

    Yes, I said 2008!

    So, during 2009, you have but to close on your first home prior to December 1, 2009 to be able to take advantage of this credit. Any questions?
